Purchasing a home is a MAJOR decision.  Although you have gone as far as deciding which property you would like to purchase, the responsibility of making an INFORMED decision is on YOU! 

Home Buyers are responsible for performing due diligence before closing on a contract.  One of the most important factors in performing this due diligence is satisfying a contractual Inspection Period by determining the condition of the property in which you are contemplating purchasing and deciding whether the condition is acceptable by you.

As Home Owners ourselves, we do realize that a home purchase is based heavily upon an emotional attachment to the property.  Whether it be the location, curb appeal, floor plan, or upgrades, we realize that we must look beyond that and determine whether the home is a safe and sound building for you.

This is why Kross Inspectors will always remain an OBJECTIVE third party in the transaction.  This means we do not accept any incentive from any party in the transaction to help "close" or "kill" the deal.  We are retained by YOU to provide observations about the condition of the property found during our Inspection.  We do not PASS or FAIL a property based on these observations.  We simply inform you of the condition of the property and provide guidance on correcting deficiencies found. 

We encourage all of our Clients to be present during the Inspection.  This allows us to provide you with a "walk through" pointing out deficiencies and also demonstrating maintenance tips that will help you get the most useful life out of major components of your new home.  Of course, if you are not available to be present for the Inspection, our Inspectors are available to review the Inspection results over the phone and via email after you have reviewed your comprehensive report.

When we inspect the home we will look at the systems that make up the building such as:

Our home inspection service is a visual inspection of the structural elements and systems which are accessible. This typically includes:

  1. Structural elements, foundation, framing etc...
  2. Exterior Elements (Site, Exterior Structure, Swimming Pools, Decks, Boat Docks/Lifts, etc.) 
  3. Plumbing systems
  4. Roofing
  5. Electrical systems
  6. Cooling and Heating Systems
  7. Installed Appliances
  8. Private Well Equipment
  9. Interior Elements (Including Chinese Drywall on Homes Built 2001-2010)
  10. Insulation/Ventilation Elements
  11. Uniform Wind Mitigation Verification Inspection Report
  12. New Construction Punch List (Full Spreadsheet reflecting all observed defects and cosmetic flaws.) - For Homes Purchased by Original Home Owner Under Contract With Builder

 *NOTE:  Condominium Inspections EXCLUDE Structural, Exterior (except balconies/lanais connected to unit), Roofing, Private Well Equipment, Insulation/Ventilation, and Uniform Wind Mitigation Verification Inspection Report.

Whether you attend the inspection or not, our inspection report includes full color photographs and our Inspectors will always be available to answer questions.
